General Questions

What is a home inspection?

A home inspection is a visual evaluation of a property's readily accessible systems and components, including the roof, exterior, structure, electrical, plumbing, heating, cooling, insulation, and interior elements. The goal is to provide insight into the property's current condition and identify significant defects, safety concerns, and maintenance considerations.

Why should I get a home inspection?

A professional inspection provides valuable information about a property's condition, helping buyers, sellers, and property owners make informed decisions and better understand potential repairs, maintenance needs, and safety concerns.

How long does a home inspection take?

Most residential inspections take between 2 and 4 hours, depending on the property's size, age, condition, and any additional services requested.

Should I attend the inspection?

Yes. While attendance is not required, we encourage clients to attend when possible. This provides an opportunity to ask questions, better understand the property, and receive valuable maintenance and operational information.

Scheduling & Payment

How do I schedule an inspection?

You can schedule by phone, email, or through our website. We will confirm availability and discuss any additional services you may need.

Is a deposit required?

Yes. A $100 non-refundable deposit is required to secure your inspection appointment and reserve your scheduled date and time.

Why is the deposit non-refundable?

The deposit reserves inspection time, initiates administrative preparation, and often prevents that appointment from being offered to another client.

When is final payment due?

The remaining inspection balance is due upon completion of the inspection unless other arrangements have been made in advance.

What forms of payment do you accept?

We accept major credit cards, debit cards, electronic payments, and other approved payment methods. Contact us for specific payment options.

Inspection Reports

When will I receive my report?

Standard home inspection reports are delivered within 24 hours of the inspection.

What does the inspection report include?

Reports include detailed observations, photographs, identified defects, maintenance recommendations, safety concerns, and information about the property's major systems and components.

Can I call with questions after I receive my report?

Absolutely. We are available to answer questions and help you better understand the report findings.

Is infrared thermal imaging included?

Yes. Infrared thermal imaging is included with every residential property inspection at no additional charge.

Is moisture intrusion assessment included?

Yes. Moisture intrusion assessment is included with every residential property inspection and helps identify potential hidden moisture concerns in areas showing visible signs of exposure.

Sellers & Homeowners

Should I get an inspection before listing my home?

A pre-listing inspection can help identify issues before buyers discover them, allowing you to make repairs, disclose concerns appropriately, and potentially reduce surprises during negotiations.

Do homeowners benefit from annual inspections?

Yes. Routine property inspections can help identify maintenance concerns early, protect your investment, and assist with long-term planning for repairs and upkeep.

Limitations

Does a home inspection guarantee that nothing will fail after closing?

No. A home inspection evaluates the property's condition on the day of the inspection. Systems and components can change, wear out, or fail over time.

Will the inspector move furniture or personal belongings?

No. Inspections are limited to readily accessible areas. Furniture, storage items, and personal belongings are not moved during the inspection.

Is the inspection technically exhaustive?

No. Home inspections are visual, non-invasive evaluations and are not technically exhaustive inspections of every component within the property.
